Prior to the 1935 sale, blocks on the southern part of Mooloolaba Esplanade had already been sold by Thomas O’Connor in 1923. This area was also thriving, with a mix of businesses and private residences. The blocks extended approximately halfway along the Esplanade, between Brisbane Road and Venning Street. The recent sale showcased on the previous page expanded the building blocks up to Meta Street and introduced a new thoroughfare, First Avenue. In total, 69 “Splendid Business & Residential Sites” were made available for purchase.

F.J. Smith, the proprietor of the land, had acquired it from Thomas O’Connor, setting the stage for further development. The average selling price for these prime sites was £150, reflecting the growing value and potential of Mooloolaba as a seaside resort. This significant transaction paved the way for the expansion and prosperity that would shape Mooloolaba’s future.
